Acceptance and eligibility

By accessing or using the U.S. Housefinan website, you agree to these Terms. If you do not agree, do not use the interactive features of the site.

The site may be browsed for general information by the public. You must be at least 18 years old to submit a mortgage-related inquiry or use a feature that asks for personal contact or financial-profile information.

Nature of the service

Housefinan provides educational mortgage content, comparison-oriented information and calculation tools designed to help U.S. users understand concepts such as affordability, down payment, credit, debt-to-income ratio, interest rate, APR, closing costs, mortgage insurance, refinancing and home equity.

Information on the site is general and educational. It is not individualized financial, legal, tax, real-estate or investment advice.

Housefinan is not a U.S. mortgage lender or mortgage broker

For the U.S. version of this website, Housefinan does not itself make mortgage loans, underwrite applications, issue credit decisions, set a lender's interest rate or closing costs, guarantee approval, or act as the user's bank, mortgage lender, mortgage broker, loan originator, real-estate agent, appraiser, insurer or credit reporting agency.

If a page or button connects you with an external provider, that provider is responsible for its own licensing, eligibility criteria, disclosures, rates, fees, underwriting, approval decisions and contractual terms.

Calculators, examples and estimates

Housefinan calculators are educational tools. Results depend on the inputs and assumptions you select and may not reflect a lender's methodology or your final mortgage payment.

Unless a calculator expressly includes them, estimates may exclude or simplify property taxes, homeowners insurance, mortgage insurance, HOA dues, prepaid items, discount points, lender credits, escrow adjustments, closing costs or other charges. Always compare the result with the lender's official disclosures, including the Loan Estimate and Closing Disclosure when applicable.

Third-party products, websites and external application flows

Housefinan may link to websites, applications or services operated by third parties. A link does not make Housefinan responsible for the third party's product, availability, security, privacy practices, licensing status, disclosures or contractual terms.

Before providing information or entering into a transaction with an external provider, review that provider's terms, privacy notice, licensing information and required mortgage disclosures.

Information you submit

You are responsible for providing accurate and current information when using a Housefinan form. Do not submit another person's information without authorization.

Do not include Social Security numbers, bank-account credentials, card numbers, passwords, tax returns, full credit reports or other highly sensitive financial records in the general Housefinan contact form. If an external mortgage application requires additional information, review the privacy notice displayed in that separate flow before submitting it.

Acceptable use

You may not use the site to violate law, impersonate another person, submit fraudulent information, interfere with site security, probe or attack the infrastructure, distribute malware, scrape the site in a way that disrupts normal operation, or attempt to gain unauthorized access to systems or data.

Intellectual property

The Housefinan brand, site design, original text, graphics, calculations, software and other original materials are protected by applicable intellectual-property laws. You may use the site for personal, non-commercial informational purposes. No ownership rights are transferred to you.

Availability and security

Mortgage markets, rates, lender requirements, government programs, eligibility rules and state-specific requirements can change. We aim to keep content useful and current, but we do not warrant that every page is complete, current or suitable for every borrower or property.

Any examples involving FHA, VA, USDA, conventional loans, refinancing, home equity or other programs are educational summaries. Actual eligibility and terms depend on the applicable program and the lender or servicer.

Limitation of liability

To the fullest extent permitted by applicable law, Housefinan and the site operator will not be liable for indirect, incidental, special, consequential or punitive damages arising from reliance on general website content, calculator estimates, third-party websites, unavailable services or unauthorized misuse of the site.
